Large Format Retailer
Determining potential sales revenue for a new large format store based on customized key retail drivers and formulas.
Quantification modeling included trade area variables such as government policies, infrastructure, accessibility, real estate development, occupancy rates, schools, businesses, supporting retail, and retail specific drivers such as sales estimates, shopping frequencies, competitive impact, and capture rates.
Shopping Mall Developer
Feasibility studies including key usage, viability, supportability, and revenue estimate analysis for several major new mall developments across second tier cities. Data, market, location analysis, and best use possibilities were derived for the property based on quantitative data and revenue generating forecasts.
Issues addressed:
- What are the potential target customers for the area? What is the actual trade area, and how is the trade area defined?
- What special characteristics does the location provide, and what specific purpose can the location be used for?
- What successful corollaries domestically and internationally can be used in comparison? What are the trends and forecasts for the area?
- How is the current office, residential, hospitality, services, and retail landscape expected to change for this location, and what are the expected trends?
- Which other areas are directly competitive with this project, and what are the effects?
- What is the appropriate market position in regards to competitors and current market situation?
- What various service, entertainment, residential, hospitality, and office components are supportable as part of this project? Why?
- What is the appropriate mix of these types?
- What is the spending power in the trade area?

Luxury brand
A China wide analysis of all shopping centers and department stores in cities exceeding 2 million in population. Cities were ranked according to three criteria: socio-economic, GDP, and retail potential using a quantifiable model based on point of interest information (banks, car dealerships, QSR, high street stores, etc). government statistics, and internal data. Stores were ranked according to level of purchasing power, competitiveness, and tenant mix.
A comprehensive retail site selection checklist was developed for the client for use with distributors in analyzing and ranking potential sites based on specific revenue influencing factors such as location, accessibility, tenant mix, building characteristics, competitors, pricing, etc.
